Ever since the early 1960s, Woodstream Farms has enjoyed the natural beauty of large, spacious open lots and well-groomed landscapes. The original developer, Pearce & Pearce, sought to preserve these attributes as they transformed Woodstream Farms from rural farm and forest land to the beautiful neighborhood you see today.
To accomplish this, Pearce & Pearce developed specific legally binding Deed Restrictions and Restrictive Covenants which Woodstream Farms Association, Inc. (the Association) has worked to uphold and keep pertinent as the years move on.
These reservations and covenants are included in all of your property deeds. They allow Woodstream Farms residents individually or the Association to enforce any violations. These Deed Restrictions and Restrictive Covenants merit careful review and adherence in order to avoid inadvertently violating them.
In order to assist and clarify the true meaning of the original wording, the Association has added suggested interpretations. While these suggestions are the Association’s opinion, the Association requests that they be adhered to in a spirit of cooperation and respect for your neighbors and our uniquely beautiful community. Legally binding restrictions
Please pay close attention to the following. Your cooperation with the spirit and letter of these Restrictions and Covenants helps protect and sustain the unique scenic beauty of our neighborhood. For exterior changes, also see the Architectural Guidelines.
1. Single-family dwellings
Only single-family dwellings are permitted on the plots as outlined in the Woodstream subdivision creation documents.
Board’s position: Separate, unattached standalone living quarters of any kind are prohibited. No structure shall be erected, altered, placed, or permitted to remain on any property other than a single-family dwelling as approved by the Board or its designated representatives.
2. Fences
No fences may be erected without written approval of the Board or its designated representatives as to design, materials, location, and height.
Board’s position: All fences of any kind must receive Board approval. Fences will be approved if required by law (such as for a swimming pool); however, any and all fence designs, materials, and locations are subject to Board approval.
3. No subdividing of lots
Board’s position: No lot shall be re-subdivided into a different size lot.
4. Restriction on outside alteration of homes
No structure shall be rented, erected, altered, placed, or permitted to remain on any property unless approved by the Board or its designated representatives.
Board’s position: This restriction pertains to all homes as well as freestanding structures such as sheds and pool houses. Design, materials, details, and procedures are outlined in the Architectural Guidelines.
5. No offensive activities
No offensive activities shall be carried on nor shall anything be done which will become an annoyance or nuisance to the neighborhood.
Board’s position: Outdoor functions should be conducted in a respectful manner so as not to annoy your neighbor. Garbage cans and other trash containers should be stored out of sight from the street.
6. Outside vehicles and structures
No commercial vehicle or trailer shall be kept, housed, or garaged on the property. No structures of temporary character shall be used as a residence on the lot either temporarily or permanently.
Board’s position: This restriction applies to motorhomes, mobile homes, watercraft and trailers, boats and trailers, standalone trailers, campers, commercial vehicles, and recreational vehicles (RVs). No structure of any kind shall be used as a residence or rental property on the lot either temporarily or permanently.
